Before we deep dive into this topic, let’s define what a BAL is.
A Bushfire Attack Level (BAL) is a means of measuring the severity of a building’s potential exposure to ember attack, radiant heat and direct flame contact.
Sounds complicated, right?
Okay let’s simplify that. Basically, if you’re in a bushfire zone, the price for siteworks will increase and the closer you are to the flame zone the higher your BAL costs will be.
This is your reminder to check if your block of land has a BAL before signing on the dotted line.
If your block has a BAL rating of 12.5 or higher, your home must feature certain construction requirements as per the Australian standards.
