What does the pre-construction process involve?
Pre-Construction includes all the steps and tasks that have to happen BEFORE your builder/trades can actually go to the site and start building. Think of it as the planning stage.
So what does the pre-construction process involve? This is the crazy stressful part of getting everything ready for construction.
✔ Sketch, Working Drawings and Final Plans
✔ Contracts, Paperwork and Variations
✔ Finance and Loan Documents
✔ Valuations
✔ Approvals and Permits
✔ Pre Start Selections
Remember: Once you sign off on your final plans, you can’t make anymore changes to the house.
Sounds like sooo many things to remember doesn’t it!
I know it’s definitely a lot to take in… so here’s a 10 step guide of how the Pre-construction process works:
1️⃣ Working out your finance eligibility & budget
2️⃣ Finding the perfect block (location, size, price)
3️⃣ Custom Design & Finding the right builder
4️⃣ Preliminary paperwork and builders deposit
5️⃣ Building contract and working drawings
6️⃣ Lodge for finance application
7️⃣ Prestart (picking your final selections – tiles, floors, taps, handles, everything!)
8️⃣ Formal Approval & Settlement (at last!)
9️⃣ Updating final plans and addenda
🔟 Your builder will lodge your final plans to your local council for approval
Then, construction starts!🥳
How can you start preparing for pre-construction now?
👉Create a budget you WILL stick to (what can you genuinely afford in repayments whilst still living your life. What’s a dream home if you can’t love your life at the same time?)
👉Write down non-negotiables in your home and a list of ‘can wait’ so when it comes to variations and designs you are ready.
👉Write down a list of all documents that need to be signed so you can check them off when they are completed to keep on top of it.
It can feel extremely overwhelming when it comes to building. There always seems to be a never ending list of things to do and I want you to know it’s totally normal to feel that way when you’re not sure how the process works.
