10 tips for choosing the right builder for your new home

Building a new house can be stressful, but choosing the right builder makes it easier. Read on to discover what you should look out for when choosing a builder.

1. Timelines: What are their timelines? 6 months? 12 months? (and then find evidence for this answer. Don’t just take their word for it) P.S check the contract for a guide on their longest time period. Keep in mind that if you are happy to wait a few years and have a longer build time, the costs might decrease. 

2. Support: What support do they provide? Are you able to contact them with those niggly questions you have, or simply when you need a little bit of reassurance? Who is your point of contact and how often can you get in touch with them? You don’t want to be waiting weeks for a reply…

3. Process: What is the process going to look like? What steps are involved, and are they able to explain them clearly so you feel CONFIDENT and CLEAR about what needs to happen and when? 

4. Inclusions: What are the inclusions? Don’t be tricked by the sales tactics and shiny objects.. “Free $40k kitchen upgrade” or “we’ll pay your rent while you build”. These are sales promotions hidden in the
price already given to you, to make the deal look good so you sign the dotted line. Builders are not giving away anything for free.

5. Updates: Will you receive updates? Are they going to contact you when the bricks are complete or the roof is on? Do you have a point of contact? 

6. Custom Designs: How flexible are they with plans or custom designs? Will it be a hassle for them or are they going to be more than happy to complete 10 draft designs to make it perfect for you (without the additional hidden costs?) Creating a custom design shouldn’t cost you any extra.

7. Budget: Do they fit your budget? Know your numbers, and stick to it. Find a builder that will work within your budget – reasonably, of course.

8. Upgrades: How much do they charge for each upgrade? Do your research and shop around. Upgrades add up extremely quickly. Can it be done after handover for less? 

9. Quality: Have you been inside REAL homes from the builder? We want to see the true finish, not the “display home finish” 😉

10. Client Success Stories: Are you able to get in contact with previous clients to hear about their experience? It’s always good to know first hand!
