Before you start browsing floor plans or blocks of land, you need to know what you can afford. This includes:

• Understanding your borrowing power
• Knowing what deposit is required
• Assessing your eligibility for government grants
• Creating a realistic savings plan if you’re not ready yet

There’s no point looking at a $700K house and land package if your borrowing capacity is $500K. Start with finance, get clear on your numbers, and build from there.

Step 2: Choose Your Location

Once you understand your budget, it’s time to explore where you want to live. This is where you balance lifestyle preferences with land prices and house sizes.

Ask yourself:

• What’s more important: space, location or budget?
• Do you need to be near schools or public transport?
• Are you open to building further out to get more for your money?

You might not afford your dream suburb, but with smart strategy, you can build nearby and grow equity for your next home.

Step 3: Find the Right Block

Now that you know your budget and location, it’s time to choose a block. Not all blocks are created equal. Look beyond price and consider:

• Block shape and size
• Frontage and orientation
• Site conditions and potential site works costs
