Boss Building Brokers – House & Land Packages Terms & Conditions

1. Overview
All House & Land Packages promoted by Boss Building Brokers consist of two separate components:
(1) The House Price, and
(2) The Land Price.

Boss Building Brokers works with a range of builders and land developers across Western Australia. Packages and promotions are subject to change and availability. Final pricing, inclusions, guarantees, and timelines are dependent on the individual builder and developer involved in each package.

2. General Disclaimer
Boss Building Brokers is not the builder and does not enter into building contracts on behalf of the client. We act as an intermediary to assist clients in selecting house designs, securing land, and connecting them with a licensed builder.

All promotional offers, including but not limited to:

Fixed-price build guarantees

Build time guarantees

Fast-tracked pre-construction timelines

Price hold or price protection terms

are offered by the builder directly and are subject to that builder’s specific terms, conditions, and eligibility criteria.

Clients must refer to the builder’s Preliminary Building Agreement, Building Contract, and/or official promotional materials for full details. Boss Building Brokers does not accept liability for any changes, delays, or variations made by the builder or developer.

3. House Price Component
The advertised house price typically includes:

A standard floorplan and inclusions based on the builder’s base specification

A provisional sum allowance for siteworks, based on typical conditions for the advertised location

Final house price may vary following:

Site-specific assessments (e.g., soil reports, contour surveys)

Compliance with estate guidelines, council requirements, and energy efficiency ratings

Changes made by the client or variations required to meet site constraints

All renders, elevations, and images are for illustration purposes only and may depict items not included as standard.

4. Land Price Component
The advertised land price includes the cost of the land only. It does not include:

Stamp duty

Settlement fees

Legal or finance costs

Any disbursements associated with the land transaction

Boss Building Brokers does not own the land. All land is promoted in conjunction with approved developers or landowners who have given us permission to advertise on their behalf. Land prices and availability are subject to change at the developer’s discretion.

5. Promotional Offers
From time to time, Boss Building Brokers may promote House & Land Packages that include promotional offers, rebates, or time-sensitive guarantees. These offers:

Are governed by the builder’s terms and conditions

May be subject to eligibility criteria such as land location, build type, finance approval, or contract timelines

May be withdrawn or changed at any time by the builder or land developer without notice

Boss Building Brokers does not guarantee the availability, continuation, or outcome of any promotional offer.

6. Client Responsibility
It is the client’s responsibility to:

Review the builder’s contract and promotional documentation in full before signing

Seek independent legal and financial advice before entering into any agreement

Provide accurate and timely information to ensure compliance with build timelines and approvals

Delays caused by the client (e.g. variations, late payments, third-party delays) may void any guarantees or pricing protections offered by the builder.
